?Brazil Golden Visa: Buy Property and Get Residency
Like many Golden Visa programs worldwide, the main aim of the Brazilian Golden Visa is to attract foreign direct investment. It is mostly preferred by traditional investors who prefer tangible assets.
Although the program is known for giving direct permanent residency to investors, it initially grants four years of residency. At the end of that period, if you still hold your investment, you can be eligible for permanent residency status in Brazil. You can also be eligible for Brazilian citizenship after 4 years of permanent residence.
There is no annual renewal for the residency card; however, the investor must visit the country every two years (14 days) to maintain permanent residency. The whole application process can be done remotely through a power of attorney.
Investors need to purchase a qualifying real estate investment with a value of at least R$1,000,000 (approximately $200,000). The basic requirements are:
- The property needs to be situated within an urban location.
- You do not have to buy just one property. You can combine multiple properties, provided their total value reaches the minimum investment amount.
- Buying a property with another person is also possible, as long as each investor contributes the required minimum.
- If you purchase property in the North or Northeast of Brazil, the minimum investment is reduced to R$700,000.

Brazilian Real Estate Investment
Brazilian real estate investment is mostly preferred by traditional investors who prefer tangible assets. However, for a property to qualify, you must check out the requirements stated below:
- You must buy a property in an urban area. Rural properties do not qualify.
- You must invest at least R$1,000,000, or R$700,000 if you buy in the North or Northeast of Brazil.

Business Investment Route
Foreign investors can also qualify under the Brazilian company investment route.
There are two categories: one is to invest R$500,000 for a standard business investment, and the other is to invest R$150,000 into a startup company.
Unlike the real estate investment route, investment in an existing Brazilian company grants direct, indefinite residency under the Investor Visa framework (VITEM IX).
The Requirements for Brazil Golden Visa
Transfer of the Source of Funds
In simple terms, your investment should come from abroad through a Brazilian central bank or another regulated financial institution before making a real estate purchase or investing in a company.
This is to provide an official and reliable record showing Brazilian authorities where the money came from and how it entered Brazil.
Registered Property
You must check that the property you will invest in is registered with the Registro Geral do Imóvel. Also, under the due diligence compliances, you must also verify that the property is free of any relevant liens and encumbrances.

Brazilian Golden Visa Application Process
Step 1: Check the property before purchasing
The first step is to search for the qualifying property for the Brazilian Golden Visa. Initially, you must check if the property meets the requirements for the investment route, including the location, registration, and qualifying value.
Once you identify a suitable property, the due diligence process begins. At this stage, you must investigate the property itself and the seller. You can check for liens, debts, disputes, registration issues, or other issues that could affect the transaction.
At this step, if the seller refuses to provide documents, wants to declare a lower price, asks you to make part of the payment separately, or does not want the transaction properly documented, it is best practice not to move forward with that seller.
Step 2: Arrange the transfer of the funds
Once you select the property, you must obtain a CPF (Brazilian Tax ID). Then, you can open a bank account and arrange the transfer of your investment funds.
Here, you must transfer your source of funds from abroad and to have a clear, documented foreign-exchange trail through an authorized Brazilian bank.
Step 3: Complete the purchase and register the property
Once the due diligence is complete and the payment structure is in place, you can complete the purchase.
The transaction is formalized through the Brazilian registration system, and ultimately the property needs to be properly registered in your name.
Step 4: Prepare and submit your residency application
After purchasing real estate, you must prepare your residency application for the Brazil Investor Visa. At this stage, you must collect several documents and submit the application through the Brazilian Consulate.
Once you submit your Brazil residency application, the authorities may request additional documents or clarification.
Step 5: You receive your Brazil residency
If the application is approved, you proceed with the required registration formalities, such as biometric data collection and obtain your Brazilian residence documentation.
Step 6: Permanent residency or citizenship
If your ultimate goal is not just residency but, eventually, Brazilian permanent residency or citizenship, you must treat it as a separate long-term plan.
For citizenship, you should consider your residency history, applicable naturalization requirements, Portuguese-language requirements, and your individual circumstances.
Here, the important distinction is that you are obtaining residency through investment. Citizenship comes later, if you satisfy the naturalization requirements.
The Cost of Brazil Investor Visa
To get started, you should budget around R$1 million for the qualifying property investment. Plus, you should consider approximately R$50,000-R$100,000 for taxes, registration, legal fees, immigration costs, translations, and other expenses.

How Can You Qualify for Brazilian Permanent Residency?
Foreign investors cannot directly obtain permanent visa in Brazil through the Investor Visa. To be eligible for it, you must first get your 4 years of residency after making a qualifying investment. Then, if you maintain your investment during this time, you can be eligible for permanent residency.
Once you have it, even though it is indefinite residency, you must still comply with the minimum residency requirements, which are around 14 days within two years.
Is It Possible to Get Brazil Citizenship by Investment?
Brazil Investor Visa is a residency by investment program. Therefore, buying a property as a qualifying investment does not give foreign nationals direct access to a Brazilian passport.
However, there is a path to Brazilian citizenship through naturalization, and Brazil allows dual citizenship. Typically, this visa only grants you 4 years of Brazil residency. At the end of four years, you can qualify for permanent residency.
After you get your permanent residency status, you can be eligible for Brazilian citizenship after 4 years by meeting the legal requirements in time. At this point, it is important to note that you must genuinely reside in Brazil and meet the ordinary naturalization requirements to obtain a Brazil passport.
In brief, investors should plan for about 8 years to obtain Brazil citizenship.
You can also qualify for citizenship within 1 year of residency if you are married to a Brazil citizen or become the parent of a Brazilian child.
Panama Golden Visa vs Brazil Investor Visa
When comparing the Panama Golden Visa with the Brazil Investor Visa, the main difference is what you get in return for your investment.
Panama Golden Visa offers a direct route to permanent residency, while Brazil’s investor route generally starts with a temporary residence permit.
For Panama, the real estate investment route starts from $300,000 under the current program rules. The application is designed for international investors and can be particularly attractive if you want residency without making the country your full-time home.
Brazil, on the other hand, is more suitable if your intention is to actually live, invest, or build a business in Brazil. Its real estate investment threshold is around $200,000, and the initial residence is temporary.
