Hello Kate, as of December 31st, 2021, the Portugal Golden Visa program will no longer allow for properties in Lisbon, Porto, or any of the coastal towns to qualify for the program.
The rule will not be retroactive. So, if you purchase a property before the changes come into effect, you may apply for the program.

1. You can stay in Portugal as long as you want, as long as you have a valid Portuguese Golden Visa, there are no time restrictions. As for the rest of the Schengen countries, the 90/180 days rule goes.
2. Your Golden Visa card is renewed at two-year periods at a time, as long as you maintain your investment and spend a minimum of 14 days in Portugal within the two years. You can renew this as many times as you want, you do not need to apply for citizenship at the end of five years.

Hello Colin, the acquisition costs or the refurb costs do not count towards the minimum investment of €400,000. The property or properties you purchase must total a minimum of €400,000. So, perhaps you may purchase a minimum of €30,000 worth of property more in a low-density area and apply, depending on your case. Hope this is helpful.

Dear June, a property you purchased in the Algarve in 2007 would unfortunately not qualify you for a Golden Visa. Any property purchased before the program launched (in Q4 2012) does not qualify. It\’s also quite tough to retroactively qualify properties, even if they were acquired after 2012.

If you sell your property, take your funds outside of Portugal, and then bring in the funds back to Portugal and purchase a qualifying real estate, you may be able to apply.
